If I had the cash u would do it myself. If anyone wants to invest in this it's a great deal. I would help run it if your not in this area . Prob makes around $200,000 a year

Aprox $1500 a month in rent and prob another $1000 in hydro.

I'm not 100% sure on the details in that area.

There is aprox 400-500 members and this is a 24hr gym ( cardlock) . The only gym in town that has any decent weight.

The owners have had some bad habits for awhile now and it finally caught up with them. So basically a person just needs to pay off the debt and it's theirs.

probably grosses 200K you meant, provided there are 500 year round members at 35ish per month

less:

lease which I cannot see being lower then 30000 per year even if its a shit hole

utilities including phone 12000-20000 per year depending on how many phone lines etc.

marketing 6000-12000/year depending on yellow pages

wages (2 helpers and yourself) 160000/year

equipment repairs and maintenance 5000/year

accounting $2000/year

fees 3000/year

I can see why they are getting out. my quick and dirty shows a loss, and a loss means you dont get paid

I would sooner buy the equipment, make a ****ing Awesome home gym, and then auction the rest of hte shit by piece

Rent is 5000 a month , so it is 60,000 a year.

I just talked to the owner of the bldg.he will let it go for 50,000 because they are about 7 months behind in rent.

They are crack heads so they had no choice. Anytime they tried to make a go at it .... Well they didn't. Good manager could make it work.

I'm holding out for the auction , might be able to pick up some cheap plates.

Now I'm forced to go to the Rec center that might have a total of 400lbs . I will be taking a trip to Edmonton a few times a month to get some suit work in.

I'm ****ed until I get my own cage and weights.

12,000 -20,000 on utilities??? thats hard to fathom without seeing it on paper. $500 at most i pay here. x 12months is 6k a year. insurance is another $3k.

on the other hand. gyms are a hard go. i know first hand. u have to love helping people, as the profit after everything is paid is very slim. you would make more with a fulltime job paying min wage. (unless waderow is your boss, lol)

Utils are close to $2000 a month for me with hydro, phone and internet all factored in...

Keep in mind it's a 24 hour automated club... if it's well setup you are only staffed 12 hrs a day during the week and 6-12 hours on the weekend...

So roughly 66 hours a week... say you pay someone to work half of that time @ $10 hour... you are looking at 32G's a year... maybe 50G's if you are paying a performance bonus... then you are left with the profits as your income...

Utils are cheaper if your members don't mind working out in a sweatshop in the summer and fridge in the winter :)

Mine on 1000ft office\retail and 1000ft shop is 12g. M - F 730-5

My numbers are close

This place could easily get away with having one person work 2-3 x a week for about 4-6 hrs a day. The rest is cardlock 24-7. Add in some venting machines with protein shots , bars , etc .

I would never lease,paying for a dead horse.Buy or build.And i would never have a gym as my sole income.They are to risky.At least if you own the building & land you can lease it out or sell it.

most people cant come up with a million to build a new location from scratch, so they lease. in most communities, you have no choice, as the prime retail land is bought up by multi million or multi billion dollar corps who only build to suit lease.

depends on the city u live in.
as my staff doesnt make anywhere near 40g a year. and the utilities numbers u posted are now where near what i pay at my gym.

as far as wages....well, all depends what you want for a staff member. want a kid who steals and doesnt give a shit or want a person who shows up, and respects the business. 38g per year minimum plus payroll expenses and ei and wcb will be about 40g and will bring in a decent person. not much less in whitecourt, and in fact, 40g is **** all in whitecourt....an oil field town. probably get a house wife for that

Maybe you haven't heard. Oil industry right now is shit! People don't make the money they made 2 years ago. Jobs aren't as easy to come by. Just because you pay someone 40K a year doesn't make them less of a thief then the high school kid. There's a lot of kids who just want to be in that atmosphere. You just need to find the right ones.

So call it an even 10 @ part time. It is a card locked gym. But I don't really care it's not like I am gonna buy it. Just saying don't let your experience's with dumbass kids label everyone out there. Not all kids are handed everything they want. Theres a few kids that work at the gym here for dirt cheap that I would trust to do the job, and aren't handicapped

make sure you do Due Diligence on this set up is all i can say.
I owned a 10000 square foot gym for a few years and my expenses were in the range of $25000 month. Sold now thankfully lol.

I have plenty of experience with all sorts, and 10 bucks will get you nothing. 12 will get you nothing
until you get around 16, you have nothing and even then you have to make sure you dont lose them if they are good to the guy down the road willing ot pay him 18.

you want a warm body to do nothing and show up when they want? pay 10. You want someone who will show, be intelligent, look after your shit, not steal, stick around and not go get another job in 3 month, then offer benefits, and 15 minimum. even then, as the patch heats up, you will probably lose them

neither does campbell river. tech school and thats it. and those people are here for 6 months tops doing a level in their trade.
mute point though, we are basically saying the same thing. in the end gyms are a hard go, and i would never get involved in one again.
only positive i have from my gym is the fact it enabled me to open a fitness store, and a restauarant.

if i only had the gym i would of been back delivering pizzas long ago to live
